Boiler repair, service, replacement and installation

Plenty of homes around Morristown, Basking Ridge and Mendham still run on hot water or steam boilers — some of them decades old. We work on them every heating season.

Most calls start the same way: the house is cold, or one part of it is. We come out, find why the boiler stopped making or moving heat, and go through what we found with you before any work starts.

Common repairs include circulator pumps, zone valves, thermostats and controls, expansion tanks, low-water cutoffs, pressure and relief valves, air-bound or unbalanced zones, leaking fittings and radiator or baseboard problems. On steam systems we also look at the water line, gauge glass and vents.

When a boiler is at the end of its life — repeated breakdowns, a cracked section, parts that are no longer worth chasing — we will say so and price a replacement rather than talk you into one more repair. We size and install new boilers, connect them to the existing piping and zones, and set the system up so every room actually gets heat.

Annual service matters more on a boiler than most equipment in the house. A cleaning and check-over before the cold sets in is how small problems get caught in October instead of January.

When to call

Signs your boiler needs attention

  • No heat, or heat in only some rooms

A dead zone usually points at a circulator, zone valve or thermostat rather than the whole boiler.

  • The boiler keeps shutting off and restarting

Short cycling wastes fuel and wears out parts. It is worth diagnosing early.

  • Water around the base or on the floor

Leaks from a relief valve, fitting or the boiler itself should be looked at before they get worse.

  • Banging, knocking or gurgling

Trapped air, water in steam lines or circulation problems all make noise you can hear from another room.

  • Pressure that will not stay where it should

A gauge that climbs or drops off often means an expansion tank or fill valve issue.

  • Rising fuel bills with no change in habits

An older or dirty boiler works harder for the same amount of heat.

Boiler questions we get asked

My heat is out. What should I check before calling?

Make sure the thermostat is calling for heat, the boiler's service switch is on, the breaker has not tripped, and — if you are on oil — that you have fuel. If all of that looks right, give us a call and we will come diagnose it.

Do you work on steam boilers as well as hot water?

Yes. We service and repair both hot water and steam systems, including the radiators, baseboard and piping they feed.

How often should a boiler be serviced?

Once a year, ideally before the heating season starts. An annual cleaning and check-over catches worn parts and controls while it is still warm enough to deal with them calmly.

Should I repair my boiler or replace it?

It depends on the age of the unit, what has failed, and how often it has needed work. We will tell you what the repair costs, what a replacement would involve, and let you decide with real numbers in front of you.
